- Transaction Brokerage Representation – By default in the State of Florida, all brokerages are presumed to operate as transaction brokers unless defined otherwise in writing, as per Florida Statute 475.278. Please see the provided hyperlink for the statute. We can assist in bringing together both buyers and sellers to a real estate transaction but cannot represent both sides in a fiduciary capacity, which would represent the illegal activity of dual agency.
- Single-Agent Representation – Our agents are pleased to represent you exclusively as a buyer seeking for a property or as a seller looking to list and sell their home.
- Long Term Leasing – We can help you to procure tenants for your residence and offer a standard, ” all-in” service which includes procuring the tenant, preparing the lease, conducting the relevant credit and background checks and lastly rent collection with limited maintenance services also. Our standard finders and lease fee is $500.00 or if you wish for a long-term arrangement, a fee of 7% per month off the gross rent which will encompass all of the services listed. Please know that at this time, this service is only offered for single family residences, not condominiums or town-homes. Also, we do not offer eviction services nor cash for keys. Should a dispute arise, we will point you in the direction of a real estate attorney who can assist accordingly.
- Complimentary Comparative Market Analysis (CMA) – Allow us to do the legwork and conduct research on today’s market trend in order to provide you with a valuation on your home or a prospective property that you may wish to purchase in the future.
